Types of commercial land in Jaipur

  • Allotted commercial plots: plots in schemes of the Jaipur Development Authority or Rajasthan Housing Board, earmarked for commercial use.
  • Converted land: land converted from agricultural to non-agricultural use under Section 90-A of the Rajasthan Land Revenue Act, common on the city’s growing edges.
  • Highway and corridor frontage: parcels along major roads such as Ajmer Road, Tonk Road, Delhi Road and Sikar Road, suited to showrooms, fuel stations, hotels and warehouses.

The checks that matter most

  1. Master plan land use. The use you intend must be permitted by the Jaipur master plan and the scheme the plot falls in. This decides everything else.
  2. Conversion order. For converted land, the 90-A order for the exact khasra number, its conditions, and an updated jamabandi showing the new classification.
  3. Lease deed or patta. The JDA lease deed or patta in the seller’s name, and whether it is leasehold or freehold. Our freehold vs leasehold guide explains the difference.
  4. Road width and access. Many commercial uses need a minimum road width. Check the actual road against the plan.
  5. Title chain and encumbrance. Ownership history, any loans, court cases or acquisition notices.
  6. DLC rate. The government’s minimum value for stamp duty, which affects your registry cost. See our stamp duty guide.
On land, the paperwork is the asset. A cheap plot with an unclear conversion is not cheap.

What drives value

Road frontage, the width of the approach road, permitted floor area, proximity to residential catchments and upcoming infrastructure all shape what commercial land is worth. Two plots on the same road can differ widely because one has the right land use and the other does not.

Buy, lease or joint development

  • Outright purchase: full ownership and control, with the highest upfront cost.
  • Long lease: lower entry cost for occupiers such as fuel stations, hotels and warehouses.
  • Joint development: the landowner contributes land and a developer builds, sharing the built area or revenue. Structuring and legal advice are essential.

How we help

We source land that fits your use and size, verify land use, conversion and title with you and your lawyer, and negotiate the deal. For landowners, we help find buyers, tenants or development partners.

Questions land buyers ask

Can I build a showroom on converted residential land?

Only if the conversion order and master plan permit commercial use. Residential conversion does not automatically allow commercial construction.

What is Section 90-A?

It is the provision of the Rajasthan Land Revenue Act under which agricultural land is permitted to be used for non-agricultural purposes. The order applies to a specific khasra and use.

Can NRIs buy commercial land?

NRIs can buy commercial property, but not agricultural land. See our NRI services page.

Do you arrange joint development deals?

Yes. We connect landowners with developers and help bring both sides to agreed terms, working alongside their lawyers.
