Stamp Duty & Registration Charges in Jaipur
The real cost of your registry in 2026, after the February surcharge change that most calculators still miss.
Totals include stamp duty, surcharges and the 1% registration fee, calculated on the higher of agreed price or DLC value. Confirm your exact figure on the official e-Panjiyan portal.
The cost almost every buyer underestimates
Almost every buyer we meet in Jaipur has the property price worked out to the last rupee. Very few have worked out the registry. Then, a week before the sale deed, the stamp duty figure arrives, and a ₹1 crore flat suddenly needs close to ₹9 lakh more in cash that the home loan will not cover. This guide is here so that does not happen to you.
Below: the current rates, what changed in 2026, a live calculator, the registry process step by step, and the mistakes that cost Jaipur buyers the most.
What you pay at registry
Three government charges are paid at the time of registration. The rates are the same across Rajasthan; only the DLC value changes from one location to another.
| Charge | Male buyer | Woman (sole owner) | What it is |
|---|---|---|---|
| Stamp duty | 6% | 5% | Tax on the sale deed under the Rajasthan Stamp Act, 1998 |
| Surcharges | 1.98% | 1.65% | 33% of the stamp duty amount, not of the property value |
| Registration fee | 1% | 1% | Fee for recording the deed under the Registration Act, 1908 |
| Approximate total | 8.98% | 7.65% | Of the property value |
Why older articles show the wrong number
The base stamp duty did not change this year. The surcharge on top of it did. Rajasthan levies two surcharges on stamp duty: 20% under Section 3-B for cow conservation, and a Section 3-A surcharge that funds basic infrastructure, municipalities and panchayats. On 11 February 2026 the state Finance Department raised the Section 3-A surcharge from 10% to 13%, with smaller-value instruments still charged at 10%.
Many calculators online still use 20%, which puts the total near 8.2% for men. On a ₹1 crore home that understates your cost by close to ₹80,000, exactly the kind of gap that delays a registry.
Duty is charged on the higher value, not your deal
Stamp duty in Rajasthan is charged on the higher of two numbers: the consideration written in the sale deed, or the market value worked out from the DLC (District Level Committee) rate for that exact location. DLC rates are set for every colony and road in Jaipur and differ for residential, commercial and agricultural land. For built property, construction value is added to the land value.

Special rates for SC/ST/BPL women and persons with disability are listed below.
Worked examples for common Jaipur budgets
| Property value | Male buyer pays | Woman pays | Saving in her name |
|---|---|---|---|
| ₹50 lakh | ₹4,49,000 | ₹3,82,500 | ₹66,500 |
| ₹1 crore | ₹8,98,000 | ₹7,65,000 | ₹1,33,000 |
| ₹1.5 crore | ₹13,47,000 | ₹11,47,500 | ₹1,99,500 |
| ₹3 crore | ₹26,94,000 | ₹22,95,000 | ₹3,99,000 |
In the luxury segment we work in most, including C Scheme, Malviya Nagar and Civil Lines, a ₹3 crore home is common. At that level, whose name goes on the deed is worth nearly ₹4 lakh.
The biggest legal saving, weighed honestly
The 1% concession for women is the single largest legal saving available to most Jaipur buyers, so it deserves a proper look rather than a quick yes.
Real, immediate savings
Roughly 1.33% of the property value once the lower surcharge is included. Many banks also offer slightly better home loan rates to women borrowers, and the home becomes an asset in her own name, which matters for long-term family planning.
Ownership is ownership
The concession is for a woman buying alone; adding a male co-owner generally takes the deed back to 6%. The property legally belongs to her, which affects future sale, gifting and inheritance. The bank will look at her income or need a co-borrower, and the source of funds should be documented for income tax. Choose ownership for your family’s reasons, with the saving as a bonus.
Other concessions worth knowing
| Buyer | Stamp duty on a sale deed |
|---|---|
| Woman from SC, ST or BPL category | 4% |
| Person with 40% to 80% disability | 4% |
| Person with disability above 80% | Nil |
| PM Awas Yojana / CM housing schemes (EWS, LIG) | Heavily reduced, on the scheme consideration |
Valid certificates and eligibility conditions apply to each. Gift deeds between close family members also carry separate, lower rates. Confirm on e-Panjiyan with your documents in hand.
How registration works in Jaipur, step by step
Registration now runs largely online through the state’s e-Panjiyan portal, with the final signing done in person at the Sub-Registrar office.
Keep these ready before your slot
Five costly mistakes Jaipur buyers make
Compare the all-in cost, not the asking price
Across hundreds of Jaipur transactions, the pattern is consistent: the buyers with the smoothest registry are the ones who treated government charges as part of the price from the very first site visit. When we compare two properties for a client, we compare the all-in cost, including stamp duty on the DLC value. Occasionally a property that looks cheaper ends up costing more once the DLC valuation is applied, especially independent houses and commercial buildings where construction value is added.
Get the e-Panjiyan valuation before you sign, decide ownership with your family and CA, keep the stamp duty in your own funds, and finish mutation the same month as registry.
Frequently asked questions
What is the stamp duty in Jaipur in 2026?
6% for men and 5% for women buying in their sole name. With the 33% surcharge on the duty and the 1% registration fee, the total is about 8.98% for men and 7.65% for women.
Is stamp duty in Jaipur different from the rest of Rajasthan?
No. Rates are set statewide under the Rajasthan Stamp Act. What differs by location is the DLC rate, which decides the value the duty is calculated on.
Who pays stamp duty, the buyer or the seller?
By standard practice the buyer pays stamp duty and the registration fee, unless the agreement clearly says otherwise.
Can stamp duty be included in my home loan?
Only for homes costing up to ₹10 lakh, where RBI rules allow lenders to include stamp duty and registration in the property cost. For anything above that, plan these charges from your own funds.
What if the agreed price is lower than the DLC value?
Stamp duty is charged on the DLC value. You cannot pay duty on a lower agreed price.
Is the women’s concession available on a joint purchase?
The 5% rate is for a woman buying alone. A deed with a male co-owner is generally charged at 6%. Check how your specific deed is assessed on e-Panjiyan.
Do NRIs pay different stamp duty in Jaipur?
No, NRIs pay the same rates as resident buyers. TDS rules differ when the seller is an NRI. Our guide for NRIs buying in Jaipur covers the wider picture.
How long does registration take?
The appearance at the Sub-Registrar office usually takes a few hours once payment and slot are in place. The full process, including drafting and verification, typically takes a few days to a couple of weeks depending on documents.
In 2026, buying property in Jaipur costs about 8.98% on top of the property value for a man and about 7.65% for a woman buying alone, calculated on the higher of the agreed price or the DLC value.
