Property Documentation and Legal Support in Jaipur
From title checks before you pay to registry, mutation and the papers that come after, we organise the documentation side of your property deal and work alongside your lawyer so nothing is missed.

Before you pay anything
- Title chain. The registered documents tracing ownership back over the years, to confirm the seller has the right to sell.
- Encumbrance status. Whether the property carries a loan, charge or other claim.
- Approvals. Approved building plan, and RERA registration for under-construction projects.
- Land use and conversion. For plots and land, the lease deed or patta and any Section 90-A conversion order.
- Dues. Property tax, society charges and utility bills cleared to date.
Our guide on verifying property ownership explains these checks in detail.
At the deal
- Agreement to sell: price, payment schedule, timelines and conditions, signed before the final sale deed.
- Stamp duty and registration: calculated on the higher of the agreed price and the DLC value. See our stamp duty guide.
- Sale deed and registry: executed and registered at the sub-registrar office with both parties or their authorised representatives present.
After registry
- Mutation of the property in your name in the relevant records
- Transfer of electricity, water and gas connections
- Property tax records updated with the local body
- Society membership transfer for flats
Key Rajasthan terms you will hear
- Patta: a title or lease document issued by a local authority for a plot.
- Jamabandi: the land revenue record of rights for agricultural land.
- Section 90-A: the provision for converting agricultural land to non-agricultural use.

Our freehold vs leasehold (patta) guide and property terminology guide cover many more.
Our role, and your lawyer’s
We gather and organise documents, coordinate between buyer, seller, banks and the sub-registrar office, and flag anything that looks wrong. We are not lawyers: for a formal title opinion or any dispute, a qualified property lawyer should advise you, and we work alongside them.
Questions buyers ask
Do I need a lawyer if I have a broker?
For most purchases, yes. A lawyer’s title opinion is an inexpensive safeguard on a large purchase. We make their work easier by organising the documents.
How long does registry take in Jaipur?
Once documents and stamp duty are in order and an appointment is booked, the registry itself is usually completed on the day. Preparation takes longer than the registry.
Can you help with mutation after purchase?
Yes. We help you prepare and follow up on mutation and record updates after registry.
Can you help with inherited property papers?
We can help organise documents and connect you with a lawyer for succession matters before a sale.
Paperwork done right, the first time
Tell us about the property and where you are in the deal. We will tell you exactly which documents to check next.
