How much you will need upfront

Under RBI rules, banks can lend up to 90% of a property’s value for loans up to ₹30 lakh, up to 80% for loans between ₹30 lakh and ₹75 lakh, and up to 75% above ₹75 lakh. The rest is your down payment. On top of that, budget for stamp duty and registration, which banks generally do not finance, plus any brokerage, society transfer and furnishing costs.

Plan your budget from the down payment and registry costs first. The loan amount follows from there.

Use our stamp duty guide to estimate registry costs, and read hidden costs while buying property.

What banks check about the property

  • Clear title and a complete chain of ownership documents
  • Approved building plan, and RERA registration for new projects
  • For flats in projects, whether the project is approved by the lender
  • A technical valuation by the bank’s own valuer
  • For plots, land use and lease deed or patta

Properties with incomplete papers are where most loan delays happen, which is why we check documents before you commit.

What banks check about you

  • Income, employment or business stability
  • Credit score and existing loans
  • Age and remaining working years
  • KYC and income documents

How it fits with your purchase

  1. Budget first. Agree your price range, down payment and registry costs before you shortlist.
  2. In-principle approval. Get an indication from your chosen lender early.
  3. Property papers. We gather the documents your lender will need from the seller.
  4. Valuation and sanction. The lender inspects the property and sanctions the loan.
  5. Registry and disbursal. We coordinate timing so payments and registry happen together.
