What homes cost per square foot across 16 Jaipur localities, from C Scheme to Sikar Road, what they rent for, and how to read the numbers before you buy or sell.

One city, a threefold price range
“What is the rate in Jaipur?” has no single answer. A square foot in C Scheme costs roughly three times what it does on Sikar Road, and even within one locality the road, the building and the floor can move the price by a third. This guide brings together published 2026 averages for 16 localities, adds what we see in our own deals where we publish it, and explains how to use these numbers without being misled by them.
Property rates across Jaipur, 2026
Grouped into four price tiers. Figures are average apartment asking prices per sq ft, rounded, with the month of the data. Plots, bungalows and new luxury projects can sit well outside these averages.

Four prices you should not confuse
How to use these rates well
Averages start the conversation. These checks finish it.
Same building type, age and size. A new tower and a 20-year-old block in one locality can differ by 30% or more.
Is the rate on super built-up, built-up or carpet area? Ask for carpet area in writing.
Road width, facing and corner plots move prices sharply within the same colony.
Ask for registered sales from the last 6–12 months nearby, not just today’s listings.
Stamp duty, registration and other charges add to the price. See our registry cost guide.
Infrastructure like Metro Phase 2 can matter near stations, but pay for today’s value.
